Part IV: QA Inspectors Say These Are The Most Common Construction Defects

Regular readers of our Florida legal blog know that we have in recent weeks looked at the most common flaws quality assurance inspectors find as they look at new condominium complexes, houses, apartments, offices and more.

In previous posts, we have discussed the construction defects QA inspectors say they find most frequently, including flawed foundations and vapor retarders, issues with framing, fire blocking, insulation, windows, exterior wall weatherization and more.

In this, our final look at QA inspector finds, we’re going to delve a bit into roofing and flashing. This is yet another part of structures where, if products and materials are not installed properly, water intrusion and serious damage are likely to follow.

QA inspectors say that, unfortunately, it’s just not uncommon to see flashing and roof felt, among other roofing assemblies, improperly installed. Sometimes the laps of materials are flawed and at other times, penetration flashing is installed without a bib. There are also cases of roof mastic being used instead of correctly installed flashing, the inspectors reported.

Like so many other construction defects, flawed roofing and flashing leads to water leaks, damage and possibly litigation to force a contractor or developer to fix the problem.

Lastly, we arrive at another all-too-common defect here in Florida: improperly mixed, lathed or applied stucco (aka exterior cladding).

Once stucco has been inexpertly applied, large cracks can appear or the exterior cement can become what is known as “soft stucco.” Hardly the look the owner of a new condo or house is eager to spot. Flawed stucco is not only aesthetically unpleasant, but it can drive property values down as well.
